SHOT: EXTERIOR FRONT

The Exterior Front shot is probably the single-most important picture you have of a client's property. It's usually the picture that's used as the primary photo on the MLS, and all print marketing.

This is your FIRST IMPRESSION!

Notice in the MLS shots, the sky is bright, and lacks detail. The homes are also cropped on the sides, leaving a cramped feeling, and losing the "Curb Appeal" that the photo should be giving.

SHOT: KITCHEN

The kitchen shot is another extremely important shot. The kitchen is often the make-or-break room for a buyer. If the kitchen looks small, the buyer may immediately move on to the next house.

It's important for the kitchen to not only feel spacious, but also needs a warm feeling to it.

In the MLS photos, you'll notice the space feels cramped, making the kitchen seem very small and uninviting.

SHOT: FAMILY/LIVING ROOM

When it comes to the family or living room, your photo must go beyond just showing the room. The photo must actually make the buyer "feel" the comfort of the space. Typically, this room is filled with windows, so most shots come out with bright windows, and under-exposed furniture.

Being able to see the view from the windows is a nice touch (if it's a decent view), but not at the risk of sacrificing the quality of the rest of the room. Finding the proper lighting balance will capture the buyer.

SHOT: MASTER BEDROOM

The shot of the master bedroom (or any bedroom for that matter) is often one of the most difficult shots to take. Rooms are often cramped, and filled with clutter.

The bedrooms need to have a calm feel to them, and should be free of excessive clutter.

Notice the tight feeling in the MLS shots - they don't feel calm. Many times, owners will try to make their rooms dark by using large curtains. It's important to find a way to let the light in the room for the shot.
